Associate Director HVAC:
The HVAC Associate Director is responsible for leading and developing a team that supports HVAC operations and system infrastructure at the Rahway (RY) NJ Campus. This role ensures HVAC systems comply with regulatory standards (e.g., FDA, cGMP), maintain optimal environmental conditions for product quality, and support continuous operations. The ideal candidate will have strong technical expertise in HVAC design, maintenance, and validation within a highly regulated environment, combined with leadership skills to manage teams effectively.
The Associate Director of HVAC is a key role within the Global Workplace and Enterprise Services (GWES), working within the CTO Portfolio to ensure reliable services and facilities for our clients to improve our company's competitive advantage.
Major Responsibilities:
The position is responsible for leading the HVAC operations team responsible for the daily operations, troubleshooting, and optimization of HVAC systems for both commercial office buildings and pharmaceutical laboratories at the Rahway, NJ Site.
Develop, implement, and maintain HVAC operational strategies that ensure compliance with GxP (as applicable) and other regulatory requirements.
Lead the operation of the site BAS and HVAC control systems. Manage the development and oversight of site operations through data analytics.
Establish and monitor key performance indicators (KPIs) for HVAC system reliability, energy efficiency, and compliance.
Lead root cause analysis and corrective/preventive actions (CAPA) related to HVAC system failures or deviations.
Monitor and ensure environmental compliance, HVAC system operational reliability, coordination of maintenance programs, system efficiency/cost performance, energy optimization and provide technical support to partners, facility owners and engineering project/capital teams.
Manage the development and performance of the team. Evaluate staffing requirements, operational labor strategies and coordinate with external service providers to address operational and business needs in delivering innovative and cost-effective operational solutions.
Manage hourly unionized staff and administration of contracts.
Promote and model safety leadership principles and advocate for safety programs.
Stay current with industry trends, emerging technologies, and regulatory changes impacting HVAC operations in pharmaceutical environments.
Prepare and present reports to senior management on HVAC system status, risks, and improvement initiatives.
Responsibility for developing and managing operating expense within approved budget.
Identify capital projects and provide technical input to the development of HVAC site utility master plan and capital construction projects.
Ensure Administration of Company policies and ensuring all staff members are adequately trained and practice safe operating procedures in support of requirements.
Ensure compliance (Safety, Health, Environmental, GxP (as applicable), DOT, Labor, HR, etc.) for all applicable company protocols, practices, procedures, and regulatory requirements.
Coordinate with outsourced service providers to deliver services at specified service levels (SLA’s and KPI’s) under specified budgets/savings targets.
Education Minimum Requirement:
Bachelor’s degree in engineering or related field with equivalent year's experience
Required Experience and Skills:
Working knowledge of EHS, and cGxP practices
A minimum of 7 years of Maintenance/Engineering/Facilities leadership experience
Fully proficient in understanding the functionality of HVAC systems and familiarity with all utility generation equipment (e.g. electrical distribution, clean utilities, etc)
Good oral and written communication skills
An understanding of maintenance processes and systems
Experience with Collective Bargaining units and execution of a CBA.
Exhibit sound leadership qualities amongst competing priorities and agendas while leading, developing, and motivating a cross functional team of internal employees and external service providers.
Successfully navigate challenges and influence across the enterprise
Preferred Experience and Skills:
Project management, including change control and equipment qualification
SAP experience related to plant maintenance and spare parts procurement systems
Familiarity with current Good Manufacturing Practices experience in a sterile, bulk or finished pharmaceutical environment

U.S. Hybrid Work Model

The salary range for this role is
$139,600.00 - $219,700.00This is the lowest to highest salary we in good faith believe we would pay for this role at the time of this posting. An employee’s position within the salary range will be based on several factors including, but not limited to relevant education, qualifications, certifications, experience, skills, geographic location, government requirements, and business or organizational needs.
The successful candidate will be eligible for annual bonus and long-term incentive, if applicable.
